*Note: we have investigated the use of an alternative energy rating system which appears fairer than the Australian HERS approved softwares (particularly for thermal mass walls) but need clarification on acceptance by building surveyors (as a performance solution). This may also be acceptable for new homes.

OUR PROCESS

Step one

We provide an obligation free initial site consultation. This allows us to provide you with advice that is fully informed of the site context and your relevant needs. With this information we can put together a quote. You will be informed of any potential permit requirements at this stage.

Step two

Upon your acceptance, we will proceed with the initial drafts which will then be emailed to you for your consideration, with ongoing engagement until you are satisfied. This is called the concept design stage. At this stage you may like to start sourcing builders' initial quotes. If a planning permit is required we will then proceed with a town planning application on your behalf ( including drawings and a written report)

Step three

After town planning is approved (if required) the next stage is working drawings for a building permit. This involves full documented plans that are compliant with all legislation and the planning approval and also any amendments that may be required from independent consultant’s inputs. We generally offer to organise all independent consultants and their documentation input. ( You may organise some of these yourself if you wish) Such consultants may include, soil reports, engineers computations, energy ratings etc.

Step four

Once working drawings are finalized we can submit all required documentation to the building surveyor for a building permit on your behalf. ( You may also do this yourself). We will continue working with the building surveyor amending plans if required until the permit approval is made.

Step five

Upon request, we are also available for any advice during the construction for you or the builder. For changes you may require during construction you can contact us again for further amendments.
